About Josh Plave

Josh Plave is the known founder of Wall to Main and is a full-time family investor. He started with his own family’s investment portfolio and helped other families make the same intelligent financial decision. He started in his journey as early as 16 years of age. He was inspired by his grandparents, who told him that securing his finances for the future is critical to leading a better life in the future. Now, at the age of 30, he continues to live with financial freedom, and he wants to share the same tips he learned through time to help others find better investment options for their IRAs and their equities.

In his work, he highlights that being financially free comes from a person’s willingness to find out what he can control and find a way to control these properties in the most efficient way possible. In his business, he continues to promote effective investment options through large multifamily real estate properties; this way, the investors do not invest in the properties but in the business and its assured growth.

Podcast Ep 37 – Investing from Overseas with Daniel Mills

Posted Leave a commentPosted in Podcast

Join Mike Cavaggioni and Daniel Mills as they talk about obtaining financial freedom from overseas. Daniel is a University professor in Japan, who has gone from being $15,000 in debt to building a Net worth of over one million dollars through index funds and extreme long distance real estate investing. Stay tuned!

In this episode, you’ll learn:

  • From being indebted to financial freedom
  • The importance of having multiple bank accounts
  • Pro’s and Con’s of investing in real estate while living abroad
  • Goals for Property/Market Selection
  • And much more!

About Daniel Mills

Growing up in southern California, Daniel knew that there was money to be made through entrepreneurialism. He saw his father grow a business that was profiting millions each year, only to see it later become liquidated. Daniel didn’t really think too much about money or growing his personal wealth until years later.

After college, Daniel moved to Japan and became an English teacher making a salary of around $30,000 (USD) a year. He met his wife, settled down, and bought an apartment in an appreciating part of the city (contrary to many other parts of Japan). Daniel was saving around $1,000 a month, and realized he didn’t want to be making $30,000 a year forever. So, he started investing in index funds and stocks, which grew his net worth and allowed him to invest in other asset classes, like real estate.

Daniel even shares a tax loophole that allowed him to write off 100% of his 6-figure income while he was in Japan (solely from real estate depreciation)!

Flash forward to today, Daniel has rental properties in Idaho, Alabama, and Tennessee with partners from Japan and the United States. Daniel agrees with many other real estate professionals in the fact that you need a tried and true team in cities where you’re investing. Living in Japan, he doesn’t have much to worry about in the US, thanks to his fantastic property managers, handymen, partners, lenders, and real estate agents.

Ep 35 – Hands Off Real Estate Syndications with Charles Carillo

Posted Leave a commentPosted in Podcast

🎙 In this episode I had an awesome interview with Charles Carillo. Charles is a real estate investor and syndicator. He is the founder of Harborside Partners and the host of the Global Investors Podcast.

Unlike other real estate investors that take a “hands off” approach to property management, Charles self-managed his own properties for years before hiring his first professional management company. During that time, he learned the intricacies of dealing with; tenants, contractors, superintendents, brokers, lenders, and attorneys. He purchased and renovated multifamily properties; some completely vacant, and turned them into profitable investments that he still owns today.
In 2016, he founded Harborside Partners, a real estate syndication company that offers other active investors and passive investors alike, the ability to partner with us and purchase larger, more profitable assets. Currently they are invested into over 250 units, worth over $25 million. Listen in on this awesome episode.

Ep 34 – Taking Massive Action From 3-190 Units in 1 Year with Tim Lyons

Posted Leave a commentPosted in Podcast

🎙 In this episode I interviewed a fellow Long Islander, Tim Lyons. Tim is the managing partner of Cityside Capital LLC, a real estate syndication and investment company that focuses on residential multifamily real estate. Tim is also a Lieutenant in the New York City Fire Department. Until recently, he also worked part-time as an emergency room RN at a level 1 trauma center.

Tim’s initial goal with real estate was to create passive income and in turn, be able to spend more time with his wife and three girls. After partnering on a multifamily property, he saw first-hand the power of real estate investing as an opportunity to create passive income and build wealth for his family.

Tim started Cityside Capital with the goal of not only growing his own portfolio but also to help others realize the power that real estate investing can have on creating wealth. As he told me before the interview started it, if a full-time firefighter and nurse can do it, so can you! You don’t want to miss this episode

Ep 32 – Building a Path to FIRE with Cathleen Hutchins

Posted Leave a commentPosted in Podcast

🎙 In this episode I interviewed Cathleen Hutchins. Cathleen and I discuss how she was able to afford a home in Hawaii as a federal employee through cooking at home, habit-formed budgeting, and buying second hand. She put herself through college on an (almost) full scholarship by seeking out opportunities and never letting one slip by. Cathleen is a perfect example of how living a frugal life can be enjoyable with less sacrifice than you think. She doesn’t deprive herself or her family of anything and is always searching for the most cost-effective way to enjoy life.
Cathleen runs an awesome blog on personal finance, frugal living, and good cooking. It’s called Cooking Up Fire (not Cooking Up with Fire). I thoroughly enjoy the content she puts out so when you are done listening to this episode, be sire to visit her site via the link below. 🎙 In this episode I interviewed Nick McCullum from Passiv. Nick explains what Passiv is and how they are a great option for the busy professional who doesn’t have the time to constantly rebalance their portfolio manually. He explains how Passiv is able to make rebalancing your portfolio as easy as clicking a button.

Nick McCullum went to college to study biology when he quickly realized that this particular major did not interest him at all. He wanted to do something different but still graduate within that four-year period. He decided to major in math and that led him into the finance world and eventually to Passiv. Check out this episode and hear him explain how he got here and why he enjoys working with the team at Passiv.
